If you plan on becoming a real estate investor you must first research and decide what your goals are. In order to be successful and speed up your learning curve, you will need a real estate mentor. There are many ways to find a good real estate mentor and most mentors teach different strategies and techniques.



The best thing to do if you want to be a great investor is to focus on one strategy at a time. This is a very common mistake most people make when they are just starting out investing (trying to do too many things at once). One way to overcome this is to study one subject at a time and then take action on that subject before moving on to the next subject. For example, you could study a course on wholesaling, then go out and assign your first contract for a small profit. Any real estate mentor will tell you that you should use the techniques that you learn through their course and then apply them before learning something new.



Once you start making money with one strategy, you can then move on to a new subject. It is my opinion that wholesaling is the first subject that should be studied if you are serious about investing. The reason for this is that your job as an investor is to find below market deals, and wholesalers are the source of good deals. By becoming a wholesaler, you can pick and choose the deals you want to do and assign the rest of the deals to other investors.



Some good examples of subjects you might study would be "subject- to", probate, short sales, REO's, lease options and so on. This is why should choose your real estate mentor carefully. One suggestion would be to map out your learning process and decide which subjects you want to study. You can search the internet, go to seminars, and local REIA meetings to find the real estate mentor that’s right for you.



It may take you some time to find a mentor that’s right for you. Of course, you can speed this process up quite a bit by networking. Every successful person that I know has a mentor and you should too. If you want to invest in real estate having a real estate mentor will accelerate your learning and your income.
